Although it is not explicitly advertised as a studio for residential use, the floorplan labels a space which is less than a metre wide —it just about fits a single mattress— as a “bedroom”. Another, 28-square-foot, windowless space is marked as the “kitchen”, despite the fact that it contains no cooking equipment, worktops or sink. Instead, photos show a small fridge perched on top of a set of drawers, with a kettle and two mugs. Oh, and in the bathroom, there’s a microwave on a stool. According to the floorplan, an additional storage space adjoins the kitchen. “The accommodation comprises a well-presented and versatile internal area, offering a range of potential uses subject to all necessary consents and permissions,” reads the listing. “The space is neatly arranged and benefits from an attractive setting within an elegant period building on this prestigious residential street.” Suggested uses for the property include “ancillary space, storage, or a property interest with future potential, subject to the necessary investigations and approvals”. Under the Landlord and Tenant Act 1985, a property can be classed as unfit for human habitation if it does not have adequate natural lighting or cooking facilities. This property appears to have been carved out of a larger flat, which last sold for £352,000 in 2015.
